From humble beginnings on a small farm on Spring Island to his current lifestyle as a dedicated real estate agent Stan continues to keep dynamic and up-to-date in his industry. Energy and drive have always come naturally to Stan. He graduated class valedictorian, won scholarships, then pursued a university education. He completed his bachelor’s degree in engineering and a master’s degree in applied science. After schooling, Stan worked tirelessly as an engineer before his interest shifted. Taking six months off, Stan dived intensely into aptitude discovery and discovered his extroverted personality perfectly suited that of a realtor.
In education and beyond, Stan continues to thrive on challenges and can be very competitive. With no experience Stan accepted a challenge from a friend and subsequently trained and ran a marathon in just under four months. Again, with no training, Stan bicycled from Canada to Mexico on a whim! This same ‘get-up-and-go’ attitude Stan now applies to real estate has literally taken him around the world. Never one for idleness, Stan has traveled to over 30 countries either cycling or walking many of them.
Stan is also bilingual in French and in English and has many hobbies including: growing greenhouse vegetables, dual sport motorcycle riding, fixing vehicles, and entertaining friends.
Since 2004, Stan has greatly impressed his clients, and continues to attract an ever-growing number of referrals. As repeat top producer, he has won Bronze, Silver, Gold, and Platinum awards and has recently been awarded the prestigious LIFETIME ACHIEVEMENT AWARD. The real estate market is essentially information-based; beyond the details of the property being sold or purchased, it is necessary to intimately know the city, neighborhood, and street in which it is located, and the factors to consider for each. Let me be your resource as I use my education and experience to make the process a smooth one for you.
I have lived in 14 different locations in the city, in almost every one of Victoria’s neighbourhoods. In a historic city such as this, there exist countless nooks and crannies. From these hidden spaces to modern amenities such as hiking trails and bike paths, I have an in-depth and personal understanding of nearly every square inch: “Understanding whether a neighbourhood is developing or sliding is paramount in forecasting value. You can’t just drive it; you have to live it to really understand. If in doubt take a moment and speak with neighbours and go at different times of the day. Every neighbourhood has a story and I can help see if it’s the right one for you.
Becoming an educated buyer or seller will prevent emotional (and financial!) ‘real estate heartache’. If you are a seller, learn what the buyers are looking for. Be careful not to over- renovate your home; know exactly what you are going to do and how much you are going to spend before you start. If you are a buyer, let me prevent you from making an expensive mistake. Imaging buying a property only to find out too late that it is a lemon!
Experts say that the majority of sales are based on emotion; do not be fooled by fresh paint, new carpet, and the aroma of an apple pie in the oven. See the property logically. Look beyond the surface and imagine it 5 or 10 years from now. What will have to be done in order to maximize profits and prepare the property for resale? How old is the roof? The plumbing? The electrical system? Was plywood or particleboard used? Ultimately, of course, a property must have the right “feel”, but it should also have good bones. Remember to examine – and question – the details of a potential home. Let me help you find the answers now, and avoid the costly way later!
I make a point of keeping on the cutting edge of technology. Real Estate is an information based industry and effective and efficient communication can make or break the sale. Sometimes an accepted offer is received only minutes before another bid comes in! That second party is TOO LATE! If you have the technology to be the first, to bid first, to buy first, then you can save money and get the right house for you.
Negotiating is an art and, as a lawyer builds up his court case, so too does a realtor gather relevant information in the best interest of his client. Simply having an offer accepted does not negate the opportunity to save money. Issues such as deficiencies in the building inspection or unclear notations on the title or in the strata documents opens up the door to further financial discussion. Negotiation is a delicate process, but one that I approach with the same confidence and experience that I apply to every aspect of my life.
